Every real estate agent, broker and developer out there wants more leads. — to get the best real estate leads for the Philippines you’ve got to consider other social media platforms besides Facebook like Twitter.

Sure, if you’re an agent that works for a real estate developer, you could go back to flyering at the mall but we all know how that sucks.

If you’re an independent broker, you can place your bets on inserting a paid listing on a real estate listing directories like Lamudi, Property24 or OLX but we all know that’s a “pay and pray” tactic that’s NOT only “passive” marketing but that it also just sends other people to your competitors.

And, I’m sure that most of you are just “spamming people on Facebook”.

Sorry if I offend anyone…I’m just calling it out like I see it. And, this is based on what our followers tell us, when they walk us through how they generate leads today in the Philippines.

What about other social media platforms like Twitter?

Here’s a few facts about Twitter, as of June 2018 (based on Statista):

  • 335 million Twitter users globally
  • Last year, there was an estimated 500 million tweets per day
  • It’s the 3rd most popular social media platform in the United States, after Facebook and Instagram
  • There are 9.5 million Twitter users in the Philippines alone

Bottom line is, there are lots of people on Twitter, which means there’s a lot of lead generation potential. And, it’s better than going back to traditional sales and marketing methods, unless you like getting poked in the eye with a needle…hahaha!

“So, how do I effectively use Twitter to generate real estate leads?”

Well, I’m about to give you Part 1 of 2, and ALL the secrets

#1: Twitter is “Part” of Your Online Presence

In short, your online presence consists of ANY “online digital property/content” that contains information about you and your products and services. This includes (but not limited to):

 

– Your own website – if you don’t have one, you need to get one. Real businesses have websites. People not serious about business don’t. With your own website, you can generate traffic and leads for YOURSELF, 24 HOURS-A-DAY! Even a “free” one on some DIY website builder is better than nothing. – Your own blog – while I believe that EVERY website must have a blog. I’m Separating it out because, these days, Filipino Real Estate Professionals seem to look at this as a separate piece, probably because of the additional cost to setup and maintain on an ongoing basis. The reality is,
if you want to be found on Google organic search ranking results, you CANNOT do without a blog.

– Your social media accounts – this means ALL the relevant social media platforms that your target audience might have an account on. While Facebook is one of the top social media platforms, it is NOT the only social media platform that buyers frequent when looking to buy real estate in the Philippines. Think about it this way, take your last 5 customers that you sold to and find out what social media platforms they’re on. Chances are, they are on others like Twitter, Instagram, Pinterest, LinkedIn, Google+, etc. So, if your customers are on there, why aren’t you? – Information about you and your company that is posted on other people’s websites, blogs and social media accounts (that link back to one of your “own” web forms of your web presence – by having content, pictures, videos, news about you (hopefully good news), your properties, products and services, placed on other people, companies and their websites, they insert what is called, “backlinks” (basically, URLs) back to your online properties. Google search algorithms can track this and backlinks make a huge impact on a website’s prominence in search engine results. This is why they’re considered very useful for improving a website’s SEO ranking.

#2: Your Profile Matters

First impressions do count! Not just in person but also online.

When creating your Twitter profile, don’t make it so obvious that you’re a sales person.

Overall, I’ll just say this, make your Twitter profile appear to be sociable as if you’re goal is to create new friendships. If you went to a friend’s birthday party and met some new people for the first time there, how would you introduce yourself?

Would you say, “Hi, my name is ___, and I would like to sell you some real estate.
What’s your name”?

I don’t think so.

Not unless you want to scare people away.

You don’t win friends and influence people by being a pushy salesperson.

#3: Get Started With Your “Real” Friends

Whether you’re new to Twitter or you’ve already got an account, you want to keep your Twitter account updated with all your business and personal contacts by importing them into Twitter. This will allow Twitter to search for your contacts who have a Twitter account using the email that you have. Just follow these steps:

Step 1: After you create your account, click on: Home in the upper left-hand corner

Step 2: Navigate down to the left-hand side of the page and you’ll see a section called,
“WHO TO FOLLOW”. Below that, click on: Find people you know

Step 3: Click on either: Gmail > Upload contacts or Outlook > Upload contacts and you’ll be able to sync the contacts you have in either of those accounts with Twitter.

#4: Follow Their Friends

Build your following and start by going through the list of your friends and begin following their followers that you might want to connect with if they fit your target buyer profile.

#5: Create a List

Twitter helps you stay organized when prospecting insider their app by using their List feature. Follow these steps to create a list:

Step 1: Click on your Account Image icon in the upper right.
Step 2: Select Lists

Step 3: Navigate down to the left-hand side of the page and you’ll see a section called, “Create a list”. Below that, click on: Create new list

IMPORTANT NOTE: When creating a list, users can see that you’ve added them to a list so be careful of what name you give that list. I suggest that you DO NOT call a list, “Potential Prospects” because they will see that and no one likes to get sold to.

Instead, name your list something like, “Awesome friends in ____”.

#6: Don’t oversell – Sell thru Education!

Look, I understand that it’s your job to sell and I realize that if you don’t sell a deal, then there’s no food on the table.

But, you must also realize, NO ONE WANTS TO BE SOLD TO!!!

Let me repeat that, NO ONE WANTS TO BE SOLD TO!!!

Think about it, you’re a consumer too, right?

When you walk into a department store and you’re “just passing” through, do you like to
get smothered by sales people trying to sell you stuff?

Probably not. In fact, you’ll avoid them or snub them with a sour look on your face. 🙂
The same effect happens on social media.

So, what do you do?

Sell through education!

Why?

Here’s what people do like…

People like to buy things based on an educated and informed decision.

And, people like to buy from people they like.

Anything different from this on social media is SPAM.

If you want to be known as a SPAMMER, then ignore me.

If you want to sell A LOT of real estate and make LIFELONG customers, take my advice and SELL THROUGH EDUCATION. 🙂

#7: Be consistent – friends don’t come and go

In many ways, there’s a lot of similarity between digital and in-person etiquette.

For example, do “real” friends or “real” business relationships just come and go?

No, they don’t.

A “typical” sales person will just find you and try to sell you something and once you tell them “no”, they never come back.

That’s not how lifelong customers and relationships are made.

Real relationships are culminations of consistent 2-way mutual interactions and bonding.

Here’s another example, if you were having coffee with a friend, how would you feel if they completely dominated the conversation and didn’t let you say a word?

A good personal communicator understands the balance between listening and speaking. Same goes for social media.

To be more specific, here’s a few important DO’s and DON’Ts:
– Don’t over post
– Make the effort to use proper spelling and grammar
– Stay within professional topics
– Don’t be overbearing, too pushy or abusive
– Refrain from being too confrontational or argumentative

Instead, try this:
– Send informative and newsworthy articles about your local market
– Announce new happy customers
– Post your HOT Listings
– Publish Open House Events
– Direct people to your own real estate blog / videos

In case you have a hard time sending out information consistently on Twitter because you’re too “busy”, you may want to try out using apps like buffer that are designed to automate your social media posts.

Phew! That was a lot of info, huh?
